In this case, you just need to confirm the agreement in writing and the fact they pay the increase from whenever you have agreed will be evidence of the agreement.

Hi,
Am just checking that this is still the case (given ever increasing legislation). I issued an AST 3 years ago and haven’t increased rent once. I proposed an increase (equivalent to aprox’ 5.4%) that tenants accepted. Am I ok to just confirm this by letter, no new front page for tenancy agreement or anything else?
That’s correct; if everyone agrees, just a written confirmation will suffice.
