New Electrical rules

Hi – I have the same tenant but with a completely new 12 month contract starting on 1st July. Do I need to get an inspection done now or in 2021? Thank you.

    I also wonder if the tenant has a right to deny entry at the moment? The wife is expecting a baby in July and there’s a possibility they may not want someone going into the house, let alone into every single room checking light switches etc.

    Yes, from 1 June you will need to obtain a report (but not before 1 June). This will need providing before the tenancy commences on 1 July. The regulations are a bit misleading because in one part it refers to the “grant” of the tenancy (which was before 1 July) but then refers to when the tenancy “commences” (which is on 1 July). Therefore we would play it safe and get it done (it’s to do anyway).

    In respect of access, you will need to see how you get on. The law carries on just as we had to carry on with gas safeties. Unless they are shielding or self-isolating, they should be allowing access.
