one tenant of 3 moving out , being replaced by new tenant

one of my tenants is leaving the area and will be replaced with a new tenant
do we have to do whole new tenancy for all three or
can we replace the old with the new?
i presume we will have to unprotect the deposit and re do whatever happens?

    Yes, you will need to do a full new tenancy from scratch. This is not a renewal (because the tenants will change).

    Best to start the new tenancy from a future rent day. That way the rents stay the same dates.

    You will need to unprotect and then re-protect the deposit as you say.
