Surrender of tenancy if S21 served

Hi, I served a s21 which expired about 3 weeks back. the tenant informs me he intends to leave in next week or so. Do i need to get a surrender of tenancy signed, or was the serving of a s21 sufficient?

    As long as you get the keys back, a surrender form isn’t necessary. The keys are the symbol that the tenancy is at an end.

    You could give a receipt to the tenant for the keys which would be a useful record that the tenant handed back the keys.
