tenant leaves early

AST ran to Aug 13 2020, tenant left keys in letter box 14 June 2020, property been vacant since, can i charge for the end of the term?

    Assuming you didn’t re-let the property sooner, yes, you can charge until the end of the term.

    The putting keys through the letterbox gives the landlord any option. They can either accept an immediate surrender, accept the keys as the first day of notice or, not accept the keys at all.
