Hi, I have a house let to 4 students. One of them wanted to leave early and found a friend to replace her. I agreed to this but warned her there would be a fee of £180 which is what the letting agency charges me to do the paperwork. She is now refusing to pay this, saying it is prohibited under the Tenant Fee Act 2019, and that she is only willing to pay £50, suposedly the maximum I can charge. Is that correct? If so, I am wishing I had not agreed to her leaving early, or am I obliged to agree anyway,without good reason to refuse? I would be grateful for any advice.
