Tenants leaving early and wanting to give back keys – refund required?

I have tenants whose 1 year fixed term ends on 18 th October.  Due to a dispute between the couple they are both moving out at the end of September.  I have said that rent will be refunded if I am able to let property out early.  It looks like I will have new tenants move in 10th October.  If the old tenants return the keys to me at the end of September rather than say the 9th October do I need to refund rent from the date they give me the keys back?

    As long as you’ve made it clear rent is payable until somebody else moves in (which it sounds like you have) then there’s no problem seeking payment until then and only refund any rent that you would have otherwise received twice (i.e. refund for the 10th October onwards).
