To grit or not to grit?

Hi,

I look after 7 properties for a landlord where a private parking area is available to the tenants. One of them has just informed me that the car park is very slippery today (ice) and has asked if the landlord will be gritting it?

I’m pre-empting the landlord asking what his obligation is 🙂

    Assuming there’s no term in the tenancy expressly requiring the landlord to maintain the car park or act in some way during winter, the landlord is probably not required. A car park would not be deemed as part of the exterior and as such doesn’t fall under section 11 repairing/maintaining obligations.

    This is the closest case we could think of which we believe is helpful for this.
