How do I serve the Ground 1 and Ground 2 notices? to my tenants prior to the Assured Shorthold Tenancy Agreement?

How do I serve the Ground 1 and Ground 2 notices to my tenants prior to the Assured Shorthold Tenancy Agreement? What is the best way of doing it to ensure I have proof that I have served it to them in case my mortgage provider requires evidence?

    Our tenancy agreements come with those grounds built in. As long as it’s signed “before occupation”, that will be fine.
